A real estate title examination report has the purpose of detailing the ownership history of the parcel for a maximum time period of either of up to fifty years as definited by the client. A Full Title Examinations include the following information for the respective time period:

Pinnacle Title is able to perform commmercial title searches in Florida, Tennessee, and Georgia. We have in place a quality checking department to insure that the searches are done correctly OUr seraches are able to determine the following:
- lien searches
A potential lien can stem from unpaid fees and assessments, county and/or municipal ordinances or from state statutes with provisions for lien rights. By performing a lien search we ar able to determine whether there are any current clouds on the title. Furthermore, we regaularly contact the counties and municipalities to determine whether there are any unrecorded outstanding violations that may turn into liens.
